Bollywood star Hrithik Roshan has added another commercial leasing deal to his real estate portfolio. The actor has rented out a premium office space in Mumbai’s Andheri West to Clearsynth Labs Limited under a five-year agreement. Property documents accessed by CRE Matrix reveal that the lease begins at a monthly rent of Rs 17 lakh, highlighting Hrithik’s continued focus on generating rental income through commercial assets.
Commercial property leased for five years
As reported by Hindustan Times, according to the registered documents, the office spans nearly 6,000 sq. ft. of built-up area and comprises seven units on a higher floor of Lotus Nilkamal Business Park on New Link Road in Andheri West.The property also comes with seven dedicated parking spaces. The tenant has deposited a security amount of Rs 68 lakh as part of the agreement.The lease deed was registered on June 29, 2026, while the tenancy is effective from April 1, 2026, and will continue until March 31, 2031.
Rent to increase after three years
As per the lease agreement, Clearsynth Labs Limited will pay Rs 17 lakh per month for the first three years, covering the period from April 1, 2026, to March 31, 2029.From April 1, 2029, until the lease concludes on March 31, 2031, the monthly rent will increase to Rs 19.55 lakh.Hrithik Roshan was unavailable for comment regarding the transaction.

Over the past few years, Hrithik has steadily expanded his investments in commercial real estate. Along with acquiring office properties, the actor has increasingly leased out these assets to corporate tenants, creating a steady stream of rental income.The latest agreement further strengthens his portfolio of income-generating commercial properties in Mumbai.

Last year, Hrithik leased his sea-facing luxury residence in Juhu to his girlfriend Saba Grewal (Azad) for Rs 75,000 per month under a one-year agreement, according to documents accessed by Zapkey.In another major transaction, Hrithik Roshan, his father Rakesh Roshan’s HRX Digitech LLP, and his mother Pramila Roshan’s Filmkunj (Bombay) Pvt Ltd jointly acquired 10 commercial office units in Andheri West for Rs 28 crore, as per property registration documents accessed by Propstack.Separately, Rakesh Roshan and his wife Pramila Rakesh Roshan (Pinkie Roshan) also purchased five commercial office units in Andheri for Rs 19.68 crore, according to documents reviewed by SquareYards.Adding to the growing demand for commercial office space in Mumbai, Elon Musk’s satellite internet venture, Starlink Satellite Communications Private Limited, had leased a 1,294 sq. ft. office in Chandivali last year under a five-year agreement with a total rental value of Rs 2.33 crore, according to documents accessed by Propstack.
